Planting Roots: How Locals Can Plan for Homeownership on the Big Island

Imagine planting your roots on the same land where your grandparents once walked, or building a home where your children can grow up surrounded by the ocean breezes and mountain views of Hawai‘i. When I was a kid growing up in Hawai‘i, my dad would always remind us how special our home was. He often said, “This is your roots.” Hearing those words made me feel grounded, connected, and inspired to carry that vision forward into the future.

For many locals, owning a home here feels out of reach, but it doesn’t have to be just a dream. With patience, planning, and persistence, it is possible to stay rooted on the Big Island.

Start with a Vision

Every journey begins with a vision. For me, hearing my dad talk about our home as “our roots” gave me a sense of direction. Maybe your vision is a small house in Kona, a condo near Hilo, or a piece of land in Kohala to build on one day. Write it down. Picture what home means to you. Even if it feels far away, naming your goal is the first step to making it real.

Plant Seeds of Savings

Just like roots grow deeper over time, building savings is a gradual process. Start small—setting aside even $50–$100 a month adds up. Some families dedicate their tax returns to a “home fund,” while others pool savings together across generations. Each dollar saved is another root stretching into the soil, anchoring you closer to your dream.

Nurture Your Financial Garden

Healthy roots need good soil, and in homeownership, that soil is your credit. Paying bills on time, lowering debt, and checking your credit regularly all help prepare for the day you apply for a loan. Stronger financial roots make it easier to weather challenges and grow opportunities.

Lean on Community Resources

Hawai‘i has resources that can give locals a boost:

  • USDA loans cover much of Hawai‘i Island’s rural areas. Click link to learn more about USDA loans.

  • VA loans support veterans and their families. Click link to learn more about VA loans.

  • Down payment assistance is sometimes available through nonprofits or county programs. HHOC is a great resource to help low to moderate firth time home buyers. Check out their site!

These programs are like rain and sunlight that help roots grow stronger—support systems designed to give local families a chance to thrive here.

Be Open to Different Paths

Roots don’t always grow in a straight line, and homeownership can take many forms. Some families start with a condo or townhome. Others purchase land and build slowly. Multi-generational living is another way locals share costs and stay together. Each path may look different, but every step builds a stronger connection to home.

Prepare for the Long Haul

Roots aren’t built overnight—they deepen with time. The same goes for owning a home. Planning ahead for property taxes, insurance, and maintenance ensures that when the time comes, you’re ready not just to buy, but to stay.

Holding On to Home

My Dad’s words still echo in my heart: “This is your roots.” For him, home was more than walls and a roof—it was about identity, family, and belonging. For many local families, owning a home in Hawai‘i will take years of effort, but it is possible. By planting seeds, nurturing financial health, and leaning on the resources available, we can carry our roots forward and ensure that the next generation has the chance to call Hawai‘i home.
